J & E Shepherd jets in as joint agent at E-Net Park, Linlithgow

Leading chartered surveyor J&E Shepherd has been appointed as joint agent, alongside Ryden, to market E-Net Park, a new development with high spec industrial units at Mill Road Industrial Estate, Linlithgow for lease or sale.

Comprising of eight blocks providing 30 units, with sizes ranging from 75sq m to 360sq m, E-Net Park provides a wide range of high quality accommodation close to main transport links on a three-acre site with the aim of providing excellent industrial accommodation at competitive prices.

The units are being marketed at rent of £6.50 per sq ft with prices ranging from £100,000 to £385,000.

Originally called Jet Park, the site has been renamed E-Net by property developer Shaf Rasul, the entrepreneur behind E-Net digital storage media business who recently purchased the majority of the units for investment purposes.

The site was originally developed over a two and a half year period by Jet Construction, during which it was advised closely by J&E Shepherd, which recommended a mixed tenure to allow the developer to leverage cash for investment elsewhere. Jet also took advantage of J&E expertise on negotiation on the purchase of the land, developing timelines, management strategies and identifying suitable tenants.

Steven Johnstone, managing director of Jet Construction, who project managed and designed the site, said, “The site at Linlithgow has been a major success and we now intend to work with J & E Shepherd on a new site in Bo’ness, undertaking a similar styled development.”

Sandy Falconer of J&E Shepherd said, “Demand for units of this style has been very high and we sold all 30 of the units off plan within a period of two months.

“The design and layout of the site worked well, with units varying in size from 75-360m2, which matched anticipated occupiers requirements. Indeed, the level of demand was so great at Linlithgow that we are about to market a similar development in Bo’ness. Although this is at an early stage we would advise that interested parties note interest soon to prevent missing out on this opportunity.”

Mill Road Industrial Estate is located to the west of Linlithgow, providing an ideal base for companies looking to serve the business community throughout central Scotland. Access to Scotland’s Motorway network is provided at Junction 4 on the M9, approximately a five-minute drive to the east with excellent rail connections to Edinburgh and Glasgow.
