Commercial Energy Reports
Our experienced team of surveyors can provide bespoke quotations for commercial energy reports to comply with current laws for owners & occupiers to display energy rating certificates at places of work.

Dilapidations Acting on Behalf of Landlord or Tenant
We can provide all the advice and services to landlords of commercial buildings, in respect of repair issues both during the currency of leases and at their culmination in order to maintain asset value, as well as acting for tenants in settling dilapidations and supervising repairs.

Residential Building Survey and Commercial Pre-Acquisition Surveys 
We carry out comprehensive inspections of all types of buildings – from modern office buildings to medieval manor houses and agricultural buildings. Our surveys are carried out to individual client requirements and a comprehensive report provided.

Schedules of Condition 
A schedule of condition is generally commissioned before the signing of a lease in order to determine the condition of the building so that any existing defects and their repair costs are identified prior to any commitment being made. Commercial leases usually stipulate that the tenant is responsible for any repairs during and at the end of a tenancy, so our schedules of condition can help to minimise a tenant’s liability in this respect.

Condition Surveys – Stock or Individual 
We undertake a number of condition surveys for a variety of purposes, including the identification of work necessary to bring premises up to a serviceable state of repair and to rectify breaches of legislation.

Contract Administration 
We have considerable experience in designing complete commercial and residential projects either in-house or assembling a project team and managing projects from inception through to completion.

Planned Maintenance Programmes and Advice 
We prepare maintenance programmes tailored to our clients’ particular requirements. Our service includes the assessment of the cost of the works required and the preparation of a coordinated programme to deal with items found, which can be structured to suit the client’s budgeting requirements.

Advice can also be given with regard to the integration of the Planned Maintenance Programme with the client’s proposed premises development or improvement programmes and with the requirements of existing and new legislation in order to ensure that the maximum cost benefit is achieved.

Reinstatement Cost Assessments
We prepare building insurance reinstatement valuations for building owners and act on behalf of claimants in preparing and settling claims and managing reinstatement works.

Party Wall Matters
We act as Party Wall Surveyors on behalf of property owners to serve or respond to notices, prepare condition schedules and Party Wall Awards where construction is taking place against or adjacent to neighbouring property.

Development Monitoring
We regularly visit sites to compare the progress of developments against plan and assess interim valuations. This helps the funding organisation manage project risk and minimise financial exposure.

CDM Co-ordinator
We act as CDM Co-ordinator in accordance with the general duties contained within Construction (Design & Management) Regulations 2007.

Defect Analysis
