Shepherd sells Logierait Lodges in Perth

Acting on behalf of commercial property company Castlecroft, Shepherd Chartered Surveyors has sold Logierait Pine Lodges and Post Office house to a private investor for £505,000.

Logierait is a small hamlet located half a mile from Ballinluig, between Aberfeldy and Pitlochry, accessed via the A9 interchange. The properties, which sit on the banks of the River Tay and adjacent to Logierait Inn, occupy a prominent corner position on the road between Ballinluig and Aberfeldy.

The accommodation comprises a log cabin holiday park with 15 timber chalets, a manager’s house and separate residential property. There are five one-bedroom cabins built in a single terrace while the remaining cabins are detached and comprise nine two bedrooms and a single three-bedroom unit.

The manager’s house is a detached two-storey building with a double garage and an office on the ground floor and three bedrooms, a lounge, kitchen and bathroom on the first floor.

The former post office house is located at the far end of the site and comprises a traditional detached two storey residential property with a lounge and kitchen on the ground floor and two bedrooms, a boxroom and bathroom on the first floor.

The accommodation is let to Fusion Group on a lease expiring in 2021 at a current passing rent of £50,000 per annum.

Jonathan Reid, partner at Shepherd, said: “We’re delighted to secure this sale on behalf of our client to a private investor following much interest in this attractive investment opportunity.”
