J&E Shepherd Chartered Surveyors is offering a substantial rental reduction for a prime retail unit on Dumfries High Street.
The asking rent for the property at 107 High Street has been slashed from £36,000 to £25,000 in order to make it more attractive and affordable to potential occupiers and as an incentive to achieve an early letting.
Ian Young, associate at J&E Shepherd, said, “An appealing retail outlet which has been refurbished recently, this unit boasts a prime corner location in the very heart of the pedestrianised High Street.
“The substantial rental reduction means that the property, which offers a retail area of more than 730 sq ft, is available for occupation by potential tenants at less than £485 a week. Given that the property offers additional basement storage accommodation and that flexible lease terms and further incentives may also be available, this new asking rent represents a bargain for the right tenant.”
The unit was previously occupied by a greetings card retailer, although it is equally well suited to a variety of other small retailing uses. The existing shop fixtures are available to the ingoing tenant.
Dumfries is the principal shopping and administrative centre in the Dumfries and Galloway region of southwest Scotland. The town’s retail catchment includes other nearby towns and villages, together with the surrounding rural hinterland.
