J&E Shepherd chartered surveyors has been appointed to market substantial
warehouse and office accommodation in the Gorbals, Glasgow situated within
a 64,000 sq ft site offering significant yard space.

Located at Caledonia Street within Dixon Blazes Industrial Estate, the
properties comprise a 21,000 sq ft warehouse with 6,000 sq ft office and
ancillary accommodation.

Whilst the warehouse benefits from cross-docking afforded by two loading
bays with secure yardage and parking available to the front and side, the
two-level, refurbished office accommodation comprises a mix of cellular
and open plan space, as well as reception, boardroom, kitchen, canteen and
toilet facilities.

A new roadway has recently been constructed providing a further link to
the estate from the A730 via a roundabout junction while the nearby A77
and Junction 20 of the M8 at Kingston Bridge provide links with the M77.

Jamie Savage, surveyor at J&E Shepherd, said, "The approved plans to
extend the M74 at Fullarton Road, Cambuslang to connect with the M8 at
Kingston will undoubtedly trigger regeneration to the areas concerned and
improve access to this site at Caledonia Street.

"The properties are available on a new full repairing and insuring lease.
Flexible lease terms are available and our client would consider
subdividing the building."
The neighbouring unit at 92 Caledonia Street, situated immediately to the
northeast of the site, will shortly be demolished to provide a larger site
area providing a further 1.5 acres of yard space.
