Shepherd sets closing date for sale of prominent industrial site at Mosstodloch, Morayshire
Shepherd Chartered Surveyors has set a closing date of 12 noon on Friday 9th February for the sale of a prominent industrial site in a popular industrial estate at Mosstodloch, Morayshire.
A small village in Moray on the west bank of the River Spey lying between Elgin and Fochabers close to the main A96 Inverness to Aberdeen trunk road, Mosstodloch lies eight miles east of Elgin, the main administrative centre for Moray. Inverness lies 46 miles west, with Aberdeen 58 miles to the south east. Mosstodloch Industrial Estate lies just north of the village centre.
The property comprises a complex of industrial buildings, including a front section warehouse with sliding vehicle access doors and a larger warehouse to the rear with a vehicle access roller door and a lean-to side extension. There is also a detached office building located at the entrance to the secured site.
The 0.3 acre site is held on a ground lease with Moray Council, which runs until 2076 with a term of 59 years unexpired. The ground lease is subject to five-yearly rent reviews, with a current rent payable of £1,180 per annum.
Neil Calder, Associate at Shepherd’s Inverness office, said: “Our client’s leasehold interest with vacant possession is for sale with offers in the region of £140,000 sought. This rarely available opportunity to secure industrial, workshop and office premises may qualify for 100% rates relief.”
Interested parties should contact the sole selling agent prior to the closing date of 12 noon on Friday 9th February on tel 01463 712239.
