Description
The subjects comprise a former Scottish Water reservoir and consists of a partially earth-
covered tank surrounded by a typical landholding that is laid to grass.
The site extends to circa 0.038 Hectares (0.096 Acres) or thereby, measuring
approximately 20m (65ft 7ins) wide by 19.5m (63ft 11ins) deep.
The footprint of the tank measures approximately 12.5m (41ft) by 12.5m (41ft) and is
topped by a layer of loose stone together with concrete slabs to the perimeter.
The reservoir consists of two chambers with secure metal lids and is also surmounted by
a metal cabinet.
Live water pipes run along both the southwest and southeast boundaries therefore the
site shall be burdened by a Pipe Protection Zone and servitude rights in favour of
Scottish Water, as exhibited by the pink shaded area in the deed plan within our
particulars.

The site holds an elevated position on Sanquhar Moor, around 1 mile northeast of the
Sanquhar, with a population of around 2,000, is a small town located towards the north of
Dumfries & Galloway and straddles the A76 trunk road.
The town lies approximately 27 miles northwest of Dumfries and 32 miles southeast of
Ayr.
