Description
The subjects comprise an agricultural field and woodland area, forming an irregular shaped site with a gradual downward slope from west to east.
Access is provided via a single field gate, over the roadside verge, located within the western boundary. Boundaries are set out in traditional timber post and wire livestock fencing.
The Ecclefechan Burn runs north to south through the woodland area.
We note from the interactive National Soil Map of Scotland that the site is formed by land with a variety of capability grades, ranging from 3.1 (crop production) to 6.2 (grazing).
Location
Lockerbie, with a population of circa 4,200, is a traditional market town within the Dumfries & Galloway region of south west Scotland, offering a range of national and local services. The regional capital of Dumfries, with a population of circa 33,000, lies approximately 13 miles to the west.
Ecclefechan is a semi-rural village located around 7 miles to the south east of Lockerbie and is bypassed by the A74(M).
The subjects are located at the northern edge of the village, immediately adjacent to Junction 19 of the motorway, with direct access from the B725.
Surrounding properties include residential dwellings, haulage yards / vehicle workshops, a filling station and public recreational grounds.
