Building Surveys

Whether a single asset or portfolio, we provide a complete range of commercial building surveys from pre-acquisition, pre-lease and technical due diligence through to defect analysis and diagnosis. In all cases our reports are tailored to meet your specific requirements and, as such, enable you to make informed decisions based upon objective information. We also provide vendor’s pack surveys which can be assigned to purchasers and their funders.

Our team undertakes building surveys of residential properties on behalf of prospective purchasers.  The building survey is a more comprehensive and technical survey than a Scheme 1 or Home Report survey and is undertaken by a Chartered Building Surveyor.

The survey report can include budget costs for the required repair works which will provide you with additional information to assist in negotiating a reduction in the selling price. You should only need to consider a building survey of a house where the property appears to be in a poor state of repair or where you are considering undertaking significant alterations to the property.

A building survey is more expensive than any other residential survey in recognition of the work involved.This is the most comprehensive type of residential survey. We will carry out a detailed survey of the property from top to bottom, examining all aspects of the building structure.When carrying out a building survey, our surveyors will search for potential problems and building defects – even if these are not immediately apparent.  Upon completion you’ll receive a detailed survey report which will identify any problems found.

Defect Analysis

Through investigation and exploratory work, Shepherd Building Consultancy identifies the cause of any building defects in both commercial and residential properties. We often offer this service in conjunction with others, resulting in the identification of defects and recommendations for remedial work.

We can undertake inspections in relation to defects in a certain part of a property through to undertaking a building inspection of the whole property. Whether your building is a modern or listed house or an industrial unit, shop or office, we will be able to assist you.

Additionally, advice on cost of works can be provided, which gives the client comfort of the anticipated level of expenditure for the repair works. Where required, we can then prepare appropriate tender documents to obtain costs from contractors and thereafter administer the works on site. Advice can also be offered on any resulting repairing liability issues or other liabilities under design or construction warranties.
