Description
The subjects are a former railway cutting with a walkway along the solum, although it is currently obscured by dense foliage. In the past the land has been used by the Scottish Wildlife Trust as a Nature Reserve. This ceased a number of years ago. The land levels at the western section towards the town of Ardrossan which may offer development potential, whilst the eastern section may be suitable for infilling/development. There are three bridges/structures that cross the land, including a small concrete aqueduct together with two overline bridges.

Location
The site comprises a former railway cutting connecting Saltcoats and Ardrossan and, in the main, runs parallel to Sorbie Road, a predominantly residential location.
Ardrossan has a resident population of around 11,000 and forms part of the “Three Towns” conurbation, to also include Saltcoats and Stevenston, which lies in the North Ayrshire Council area around 10 miles northwest of Irvine.
Planning
The North Ayrshire Local Development Plan was adopted on 28th November 2019 and the property is zoned as a Local Nature Conservation Site.
