Buying in Longforgan
Longforgan is a picturesque conservation village of roughly 1,100 residents nestled in the fertile Carse of Gowrie in Perth and Kinross, Scotland. It sits approximately 5 miles to the west of Dundee city centre along the A90 road and mainly serves as a dormitory settlement for the residents that work in and around Dundee. Longforgan’s origins stretch back into medieval times, with its name possibly derived from Gaelic words meaning “enclosure/church” or “marsh/fertile field”. The 17th-century mercat cross on Main Street and ancient cottage clusters hint at its rich heritage. A former railway station (1847–1956) served the village until transport shifts led to its closure.
Today Longforgan is an affluent, community-minded village comprising professionals, families, and retirees. The housing mix includes traditional stone cottages and expansive newer estates particularly Mary Findlay Drive and Rosamunde Pilcher Drive, named in tribute to the very successful author who lived in the village. Whilst modern homes are prevalent, there’s concern about overdevelopment and the lack of truly affordable/social housing. In recent decades, the village has ‘gently’ expanded. Housing developments in Eastbank (1960s), Paterson (1970s), Westbank (2001), and Mary Findlay Drive (2000s) reflect steady residential growth.
When it comes to public transport for residents and commuters, the A90 offers swift road access east to Dundee in about 10 minutes and west to Perth a bit further away but within a comfortable 30 minutes. Stagecoach services 39/39A/39B offer hourly routes to Dundee and Perth. There are other bus services that connect to Glasgow and Edinburgh and also some rural services connecting to the other small settlements nearby. By train, the nearest rail access for residents is in Dundee and Perth.
As for amenities and things to do, being a somewhat sleepy village options are limited. Besides the general store, pub, and church, village life revolves around the Church Hall café, community trust gatherings, and a bowling club. Helen McGregor Park offers open green space, a play area, football pitch, and – albeit needing some attention – tennis courts. Nearby, residents can also enjoy plenty of cycling and walking trails along the Tay Valley, as well as the scenic Carse of Gowrie and rural countryside for various other outdoor pursuits. Being practically on Dundee’s doorstep allows residents to take full advantage of the far more extensive amenities and attractions therein.
In terms of local education, Longforgan Primary School is the only primary school for local children. A recent £6 million refurbishment maintained its historic fabric while enhancing facilities and introducing a gym-dining hall and modern nursery. Pupils typically travel to Dundee and some to Perth for secondary education; at Baldragon Academy, Harris Academy, or Morgan Academy in Dundee, and Perth Academy or Perth Grammar, or St. John’s in Perth. Dundee’s further educational establishments are practically on the doorstep of residents with Dundee University, the University of Abertay and Dundee & Angus College all about 15 minutes away by car.
In July 2025, property in the Longforgan area had an average value of £261,850.
