Buying in Aberdeen

Aberdeen is perhaps best known across the country for three things; the sparkling granite from the famous Rubislaw quarry, which was used to construct much of the city’s buildings, being known as the Oil and Energy Capital of Europe, and the beautiful Royal Deeside where the Royal Family’s holiday home is located at Balmoral.  The oil and Energy industry has dominated the city’s economy and property market ever since oil was discovered there in the 1970s, but as the reliance on Oil starts to dwindle Aberdeen is fast becoming known as an Energy hub and a renewables capital.

The majority of the properties in the city centre and west end are built of traditional granite structures for which Aberdeen is renowned, more modern properties built since the 1950s are built from more diverse and modern materials. There’s much to be said for these traditional granite properties, which can range in size but are always elegant, while Aberdeen’s more modern housing stock in the newer prosperous suburban areas and towns are also highly sought after.  

House prices in Aberdeen and its suburbs have registered a decline of 4.7% in the last year and 0.9% over the latest quarter, which represents a fairly stable a predictable rate which has been observed for several years. Despite this, some areas, such as Ellon, have registered an increase of as much as 0.6%. The bigger picture reveals that, while Aberdeen’s house price index (API) reflected the oil crash of 2014, the retail price index (RPI) has shown a consistent and steady increase over the last ten years. The volume of sales in every quarter have stayed relatively steady since 2014. As things stand, flats, semi-detached and detached properties have sold for an average of £125,061, £133,556 and £275,933 respectively across Aberdeen City and its suburbs.

Inevitably, the city’s housing market has been interlinked with the fortunes of the oil and gas industry, when the oil price has been high this has brought with it price growth and property booms. Despite such price fluctuations in the global oil price Aberdeen’s property market has performed robustly and resiliently with prices above the Scottish average.
