Buying in Kinloss

Tucked just inland from the Moray Firth on the sheltered shores of Findhorn Bay, Kinloss is a compact coastal village with a rich medieval past, an enduring forces connection and easy access to big–sky beaches, forests and the A96 corridor. The village population is around 1,460 and has remained broadly stable in recent years. Kinloss lies about 2.5 miles north-east of Forres and roughly 3 miles south-east of Findhorn. From Kinloss, Inverness is about 26 miles west and Aberdeen about 75 miles south-east by road, keeping the village within realistic commuting reach of both regional centres. Kinloss has a quiet, coastal-village atmosphere with a friendly, mixed community with many long-standing local families, service households linked to the barracks, and movers attracted by the outdoorsy lifestyle.

The village grew around Kinloss Abbey, once among Scotland’s wealthiest religious houses with privileges that included salmon fishing on the Findhorn. Its stones later helped build Cromwell’s citadel at Inverness; the atmospheric ruins now sit in a public graveyard and can be visited year-round. In the 20th century Kinloss became synonymous with military aviation. RAF Kinloss opened on 1 April 1939; in 2012, following the drawdown of maritime patrol operations, the site transitioned to Kinloss Barracks, home to the 39 Engineer Regiment, maintaining a strong forces presence in the local economy and community.

Today, Kinloss’ economic activity is a blend of public sector and services in Forres and Elgin, MOD/civilian roles linked to Kinloss Barracks, and tourism/leisure along the Moray coast. Many residents commute short-hop to Forres and Elgin or further to Inverness via the B9011 through the village connects to the A96. For rail commuters, Forres station on the Aberdeen–Inverness line provides regular ScotRail services both east and west. Regular bus services (notably Stagecoach routes) link Forres – Kinloss – Findhorn and connect to Elgin, with stops through the village at Salmond Street, Abbey Crescent, North Road and Seafield. There’s also a popular signed cycle/paths corridor between Forres and Findhorn via Kinloss.

When it comes to amenities and things to do, Kinloss punches above its size for heritage and family days out. Kinloss Abbey offers a tranquil circuit among medieval remains; a few minutes away, Morayvia Science & Technology Centre on North Road displays Sea King helicopters, Nimrod sections and a hands-on planetarium—rooted in preserving the Nimrod XV244 story at Kinloss. Coastal paths, the Moray Coast Trail and the dunes/forest at Roseisle are close, giving easy access to beach walks, cycling and wildlife watching. Everyday needs are covered locally by a Post Office and mini market at Seapark, with the wider shopping and services of Forres a short distance away.

In terms of local schooling, Kinloss Primary School serves the village (and often Findhorn), with secondary pupils progressing to Forres Academy. Both are within a short bus or car journey for most addresses in Kinloss.

In September 2025, property in the Kinloss area has an average value of £184,192. Over the last 12 months however, different property types have had different average prices. Detached properties for instance sold for slightly more at £475,000, semi-detached for £141,250, terraced for £132,750 and flats for £100,000. Buyers will find a mix of traditional stone cottages and older terraces around the historic core and approaches to the abbey, together with mid-century bungalows and semis, and established estate housing reflecting the village’s service connection. Later cul-de-sac infill and modern family homes broaden the offer, while ex-MOD houses in the wider area occasionally come up, providing value for space.
