The property comprises an irregular shaped mainly narrow strip of located just south of the main village of Balmacara.

The land is of undulating topography sloped in areas towards the Balmacara Burn on its western boundary. The land comprises a mix of broadleaf woodland circa 100 years old with some open space towards its northern end. It is bounded in part on two sides by the public roads at its southern end.

The area of woodland classed as long established of plantation origin is now isolated from the main forest areas and is surplus to the requirements of FLS (Forestry and Land Scotland).

The northern boundary of the site is fenced (timber post and wire). The western boundary follows the centre of the Balmacara Burn except for a short section which is unmarked on both sides of a footbridge. The remainder of the boundaries are unmarked to the verges of the two public roads.

There is a short section of 33 kv overhead electricity powerline passing over the north eastern corner of the site which we understand may be subject to a wayleave.

It is not possible to provide a precise timeslot when this property will be auctioned on the day, because there are other lots being sold. You are required to undertake identity checks before you can be authorised to bid. You must also provide your payment details. Auction Type - Unconditional Sale

If you are the highest bidder, you must exchange legally binding contracts for the sale when the auction for the property comes to an end. You must then pay the applicable fees and deposit. You must complete the sale within 20 business days unless the Special Conditions of Sale contained within the legal pack state otherwise.

Auction Fees

The following non-refundable fees apply: Buyer’s Fee- payable on exchange of contracts. This is listed within the property details. The Buyer’s Fee does not contribute to the purchase price. Deposit

On exchange of contracts, you must pay a non-refundable deposit equal to 10% of the actual purchase price of the property, subject to a minimum of £5,000. The deposit contributes towards the purchase price.

Prior to the auction, we will email you to register your card details with our third-party provider, Stripe. Your card details will be stored on their secure online payment platform.
