What is a Home Report?
A Home Report is a set of documents made available to buyers when a home is marketed for sale in Scotland. It’s designed to give prospective buyers a clear view of the property’s condition and energy efficiency, along with key information from the seller.
As a general rule, the Home Report must be no more than three months old when the property is put on the market. If your sale takes longer, you may need to update it, so buyers have current information.
What’s included?
Our Home Report comprises of four documents:
A professional inspection of the property’s condition, highlighting issues, repairs and matters that may affect value.
A summary of a property’s thermal qualities, allowing property hunters to find out the estimated energy usage of your home as well as its CO2 emissions and overall environmental impact.
Additional information on the property which is not included elsewhere in the Home Report such as council tax banding, service charges etc.
This is provided for the benefit of any Bank or Building Society which may be used by the buyer to secure a mortgage on your property.
