What type of valuation do you need?
Valuations are required for more situations than just buying and selling properties. For example, if you want to make sure you don’t end up paying too much or too little for home insurance, you might want to – or be required to – obtain an insurance valuation in Scotland. Alternatively, if you’re going through a divorce or separation and need to determine who gets what, a home valuation may come in useful.

Mortgage Valuations Across Scotland
A mortgage valuation is an assessment of value and suitability for lending purposes. Our surveyors are qualified to undertake purchasing and re-mortgage valuations. The Mortgage Valuation is designed to help inform mortgage lenders of the value of the property for loan purposes. The valuation advises lenders of the value of the property and provides detailed characteristics of the property, including significant defects that may affect the value for securing the loan.
What is a Mortgage Valuation?
When you apply for a mortgage, the lender needs to know the property is suitable security for the loan. A mortgage valuation is primarily for the lender’s benefit and is not the same as a full condition survey. It will typically highlight characteristics and significant defects that may affect value for lending purposes.

Tax Valuations for Residential Property
When HMRC or legal processes require a property value, you need a valuation that is evidence-led, defensible and dated correctly. Shepherd provides clear, professional tax valuations for inheritance tax, capital gains tax and related matters.
The ‘relevant date’ explained
For tax purposes, the correct value is often the market value at a specific date (for example, at date of death for inheritance tax). HMRC describes this as the price the asset might reasonably be expected to fetch if sold on the open market at that time.
Council Tax Appeals
If you believe your Council Tax band is incorrect, the Scottish Assessors’ process allows a “proposal” to alter the band in certain circumstances (including rules for new occupiers and time limits). We can advise and support the valuation case.
Capital Gains Tax Valuations
If you dispose of a non-main residence or investment property, an accurate valuation may be required to support CGT calculations. For many UK residential property disposals, HMRC requires reporting and paying any CGT due within 60 days (depending on completion date/rules).
Inheritance Tax Valuations
