Buying in Cockenzie and Port Seton

Cockenzie and Port Seton, East Lothian, is a small, unified town with a population of about 5,370 residents, on the coast of the Firth of Forth. The town sites about 1 mile to the east of Prestonpans, 4 miles to the east of the larger town of Musselburgh, about 2 miles north of Tranent, and roughly 13 miles east of Edinburgh city centre.

Cockenzie and Port Seton have grown into a single town from what were initially two small fishing villages. Coal mining was also very prominent. The older parts of the town, between the two harbours, retain a more traditional look and feel, like many other small fishing villages on the east coast of Scotland. While fishing as an industry has declined, the harbour at Port Seton still retains a small fleet of vessels, mainly fishing for prawns.

Today, Cockenzie and Port Seton is predominantly a growing commuter town mostly for residents working in Edinburgh. As for transport links for the residents, the only real links are by the B1348 and B6371 roads currently. There is no railway station in the town, the nearest at Prestonpans, though there are numerous direct bus services to and from Edinburgh, Prestonpans and Musselburgh.

As for amenities and things to do, Cockenzie and Prestonpans have the usual array of local businesses and services you would expect in a town of this size. Residents benefit for being able to reach Musselburgh in under 10 minutes for considerably more choice of shops and services. However, recent environmental improvements made to the coastal walkway and harbours are helping make Cockenzie and Port Seton a popular place for day trippers and holiday makers. To the east of Port Seton there is a large, popular caravan campsite and holiday park at Seton Sands further supporting local tourism. Additionally, the 3 Harbours Arts Festival takes place in early July and is looking to make a comeback in 2024. The festival celebrates the work of local East Lothian artists.

In terms of local schooling then, the town is served by a single primary school: Cockenzie Primary. When of secondary age, pupils would attend Preston Lodge High School or Ross High School in Tranent.

In January 2024, property in Cockenzie and Port Seton stood at an average price of £176,785.
