Buying in Greenock

Along with Gourock to the west and Port Glasgow to the east, Greenock forms part of a continuous urban area right along the shores of the Firth of Clyde. Greenock’s fortunes have always been tethered to the mouth of the great river upon which it is built; from a loose collection of fishing villages, the town exploded during the industrial revolution as a centre for customs fort what was then one of the busiest ports in the world. Greenock also became known for the steamboat service which was based there.

On account of this economic activity, Greenock flourished in the 19th and early 20th centuries, leading to many grand properties in the town’s west end as well as an economy highly dependent on heavy industry. Since the decline of this industry in the immediate post-war years, Greenock has reinvented itself as a centre of light industry as well as one of the most popular commuter towns for those working in Glasgow.

In recent years Greenock has seen plenty of investment. Development across Inverclyde, for example, was reported in 2017 to have turned around a slump in the property market of the area, which has shown a general trend of growth ever since. At the beginning of 2020, for example, it was reported that eight-figure investment in local tech plant in Greenock leading to the creation of over 300 new jobs – this development is sure to be reflected in property market buoyancy. Commuting into Glasgow for 30 minutes was also reported to slash housing costs by £20,000, and Greenock has fast gained a reputation for exceptional value for money in housing. The commute is far from arduous as well, with excellent road and rail links into Scotland’s biggest city.

Property types in Greenock are incredibly varied, which is only to be expected given the often-turbulent history of the area. Traditional terraces and semi-detached sandstone properties are often located near to modern flats and bungalows. There are several new developments across the area offering modern properties and the affluent west end of Greenock is known for its grand Victorian villas.

The average price for property in Greenock stood at £152,972 in July 2021. This is a rise of 1.94% in the last three months since April 2021 and a very good rise of 10.00% since July 2020.
