Buying in Hamilton

Of the several towns in Lanarkshire, Hamilton perhaps has the best claim to being the most historically significant, a position which is well reflected in the town today. Originally known as Cadzow, the town’s fortunes came to be closely intertwined with the powerful Hamilton family, who gave the town its modern name. The town has been well known throughout most of the important chapters in Scottish history, from wars of independence onwards. It was the Hamilton family who built a great deal of the town’s truly stunning landmarks, from the locally famous Hamilton Mausoleum (a stunning building that holds the record for the longest echo in the world) to the Hamilton Palace, which was known nationwide as one of the grandest palaces in the country.

Today, Hamilton is a still a town of some renown. Along with East Kilbride, it is one of the main population centres of South Lanarkshire and serves as the administrative centre of the county. The town is located on the confluence of the River Clyde and the Water of Avon at the start of the Clyde Valley national tourist route. This location in such a beautiful part of Scotland is well reflected in the nature escapes which Hamilton has on its doorstep such as Chatelherault Park, a beautifully landscaped park which attracts people from all across Scotland.

For all this historical and natural beauty, however, Hamilton has no lack of modern amenities which make it an immensely liveable town. Located only twelve miles from the centre of Glasgow and well connected with train and bus routes, Hamilton serves as a popular commuter town for those working in Scotland’s largest city. The town also boasts a thriving town centre, with an array of local businesses, restaurants and amenities. Hamilton has also won several urban planning awards for the navigability and attractiveness of its town centre. In 2019, a new £8 million development plan for the town centre was unveiled, meaning the prospects of this already attractive town look rosy. The service industry is a major employer in the town.

In terms of property types, Hamilton bears testament to its long history with many attractive Victorian villas and tenements. Yet there is also much modern development in the town, offering significant three and four-bedroom family homes as well as modern flats and semi-detached properties. The property market has shown considerable buoyancy and steadily increasing fortunes for many years.

The average price for property in Hamilton stood at £175,168 in January 2024. Though different property types have had different average selling prices over the last 12 months: £302,565 for detached properties; £170,100 for semi-detached; £132,829 for terraced; and £97,581 for flats.
