Buying in Stockbridge

While relatively condensed, Stockbridge is a popular district in Edinburgh, located to the north of the city centre, adjacent to the New Town and Comely Bank. It is particularly desirable for its cobbled streets and plentiful, elegant Georgian tenements and houses, leafy streets, abundant amenities, and its closeness to the city centre; it’s practically a hop, skip and a jump away, or just about 10 minutes by walking.

Stockbridge started life as a village on the outskirts of Edinburgh by the Water of Leith. St. Bernard’s Well, a natural spring, which was also rumoured by locals to have healing powers. Eventually became one of the city’s original suburbs before eventually being encompassed and incorporated into the city proper. It still has a distinctive feeling, likely due to the more meandering street pattern which differs from the straight lines and grids of the nearby New Town. Today, the area has a friendly atmosphere and strong community spirit that’s popular with all manner of peoples.

As for amenities and things to do, Stockbridge has Edinburgh city centre on its doorstep all amenities therein, but the area still plenty to choose from within the area, mostly on Raeburn Place the mainstreet of Stockbridge. There are many local independent shops from the usual to the speciality, cafes, restaurants, as well as many well-stocked charity stores. The fantastic Royal Botanic Gardens and Inverleith Park are a short distance away to the north, but practically on the doorstep for most residents. Every Sunday all year round a there’s a great farmer’s market by the water of Leith. Small independent traders offer their products and with lots of samples to nibble.

Each year Stockbridge also hosts a unique community festival, normally lasting nine or so days at the end of June since 1988. The festival has held the Stockbridge Duck Race to raise money for local charities. 1000 rubber ducks are released into the Water of Leith with a number written on its head and the first ducks past the winning line wins prizes for their sponsors. “Duck Wardens” follow the ducks to keep them out of the reeds and to stop children spectating from falling into the river.

In terms of local education, Stockbridge is home to the independent Edinburgh Academy Junior and Senior Schools. State schools in the area include Stockbridge Primary School, and the nearby secondary schools are Drummond Community High School, and Saint Mary’s RC Primary School.
In May 2024, property in the Stockbridge area was at an average value of £329,913. However, many larger Georgian properties will easily sell for over £1 million.
